We just completed an occupied stage for a stunning Wauwatosa home just steps away from Washington Highlands. This is an occupied stage, meaning the homeowners are living in their staged home while it is listed. The design consultation is critical in an occupied stage so the homeowners are aware and on board with what changes are going to be made to stage their home. The homeowners here did a great job prepping for us to come in and stage their home.
The living room transformation in this house is a great example of how light neutral colors help to make your room appear larger and more inviting. By swapping the large, dark couch with a more neutral, smaller couch the room appears much more inviting. Doesn't this living room look like a new space?
My favorite space in this home is the sunroom. We transformed this space from the office into a beautiful sunroom. Can't you picture yourself hanging out in this bright and sunny space?! With a few simple furniture swaps this space is so much brighter and more inviting to potential buyers. We know the next owners are going to be so excited about this beautiful space!
When living through a stage, a few tips for every seller:
Pack away as many personal items as you can (the fewer things out, the easier it is to keep it clean!)
Be open to making changes and keep in mind that staging is showing off the best aspects of your home to appeal to the most people.
Get together a list of what you need to do for a showing or open house, that way when leaving the house you know what to do each day in case a showing is scheduled.
Don't get too attached or emotional, the goal of staging is to SELL your house for top dollar!
